New Planned Route for 549 to & from 1139

View the engineering drawings  showing the new route of 549 at the curve where it intersects FM 1139.  The change is significant and will dramatically impact our route into Rockwall.  Crossing this 4 lane intersection will become much more dangerous as traffic volume on 549 increases.  Many are concerned about the safety issues. The ingress & egress points to and from 1139 from and to 549 is most alarming, as it will become necessary to zig zag as shown on the attached markup. Homeowners Should Lodge Water Pressure Complaints to TCEQ

UPDATE: Board Approves Front Entrance Street Repairs

Tonight, the Board voted by unanimous consent to approve a proposal by Midway Sealcoating & Striping to remove and replace a total of 1,250 square feet of street that runs along both sides of the median at the entrance of our development.  The repairs will be made in two phases, to keep open one lane for ingress & egress. The dates of construction will likely be late August or early September, but that information will be posted on this website once we are provided notice. Turn Lanes to be Added at 205 & 549; Shoulders Added to FM 1139

ROCKWALL COUNTY – In an ongoing effort to enhance state roadways and improve safety, the Texas Department of Transportation (TxDOT) approved a contract to add additional pavement width and resurface 9.2 miles of various roadways including FM 549, FM 1139, SH 205 and SH 276 in Rockwall County. Funding has been approved to add turn lanes at both intersections of FM 549 & SH 205.  According to MC City Manager, David Butler, this project will be completed by August of this year! Amended Governing Documents Are Now Valid & Enforceable

The amended governing documents that were approved by vote of the Homeowners were recorded with the Rockwall County today, which means that they are now valid & enforceable.  Homeowners will be receiving paper copies of these documents within sixty (60) days.

Smart 911 Service Comes to Rockwall

The Rockwall Police Department is pleased to announce today that it has implemented Smart911 and it is now available to all citizens. The Smart 911 system allows citizens to create a Safety Profile for their household, which will display vital information to 911 Dispatchers and will assist first responders when responding to an emergency; including police, fire and emergency medical personnel. Homeowners Approve Amendments to CC&Rs & Bylaws!!!

It’s official!  The Homeowners have spoken! During tonight’s Board meeting, the votes in the Ballot Initiative were tallied and recorded resulting in at least sixty-seven percent (67%) of all homeowners in Quail Creek approving all amendments to the CC&Rs (Initiative #1) except for Amendments to Articles 4.8b, 4.8h, & 8.2.   Seventy-one percent (71%) of homeowners also approved the newly amended Bylaws (Initiative #2).  The amendment loosening the garbage can restriction (Initiative #3A) passed with sixty-nine percent (69%) support and the amendment to loosen the restriction on signs (Initiative 3B) also passed, capturing seventy-five percent (75%). However, sixty-seven percent (67%)  of homeowners rejected the amendment loosening the trailer restriction (Initiative #3C), where it garnered just thirty-three percent (33%), or one-third(1/3)

“Recount of Votes Policy” Adopted in Advance of Ballot Initiative Vote Tally

A Recount of Votes Policy was adopted during Tuesday’s regular Board meeting to help ensure that the Association will not be responsible for the costs associated with such a request.  The policy mirrors Texas Property Code Section 209.0057(b), which requires any party making the request to pay all costs associated with a recount unless the recount changes the results of a vote, wherein the Association would then be responsible to reimburse the requesting party/parties. This comes on the heels of a frivolous open-records request by a homeowner who was demanding that the Association (fellow homeowners) foot the bill for the time

Homeowners David & Misty Hoye Paint Quail Creek Fence!

A great big THANK YOU to homeowners David & Misty (and their daughter Ashleigh) Hoye for sacrificing their Saturday morning to help improve and beautify Quail Creek. The fence that runs along Pheasant Hill for fifty yards at the turn where Quail Creek Road ends and Pheasant Hill Drive begins, has always been a blight on the neighborhood. City Hall Bond Approved for $612,500 More Than Council Told Citizens!

JANUARY 25, 2015, MCLENDON-CHISHOLM, TX–Tonight, by a 4 to 1 margin, the City Council of McLendon Chisholm voted to approve the purchase of a municipal bond in the amount of $2.125 million to fund construction of a new 5,000 sqft City Hall building, $612,500 more than the Council had told citizens. About Quail Creek

Quail Creek is a subdivision in McLendon Chisholm Texas, in Rockwall County made up of sixty-nine, one to three acre homesteads, divided into two phases of development.

Board Meetings

The Quail Creek Board of Directors meets on the second Monday of every month. All homeowners are welcome to attend. Anyone interested in being added to the agenda for a Board meeting must send a request at least five days before the meeting to hoa@quailcreekrockwall.org.
